How to write a property listing that gets calls: a checklist for brokers

Look at any WhatsApp group of brokers and you will see listings like this: “3bhk bopal 1650 85L semi furnished urgent sale call”. It is fast to type. It also leaves the buyer with ten questions, and many of them simply move on to the next listing.

A good listing does not need to be long. It needs to answer the questions buyers ask on every call, so the calls you do get are from serious people.

Start with a clear title

Use the pattern: size and type, locality, one standout feature. For example, “3 BHK apartment in Bopal, 7th floor, 2 covered parkings”. Avoid words like “luxurious”, “prime” and “dream home”. Every broker uses them, so buyers ignore them.

The facts every listing should have

  • Price, and whether it is negotiable. If you cannot share it publicly, give a range.
  • Carpet area, and super built-up area if you mention it. Say which one you are quoting.
  • Floor and total floors, facing, and whether there is a lift and power backup.
  • Furnishing: unfurnished, semi-furnished or fully furnished, with what is included.
  • Parking: covered or open, and how many.
  • Society: name, age of the building, amenities, and maintenance per month.
  • Possession: ready to move, or the expected date for under-construction projects.
  • For rentals: rent, deposit, whether families or bachelors are preferred, and pets.

Describe the home the way you would on a site visit

Think about what you point out when you walk a buyer through the flat. Morning sun in the living room. A kitchen with a separate wash area. Five minutes to the school or BRTS stop. Write two or three short paragraphs in that voice. Plain, specific sentences sell better than adjectives.

Photos decide the click

Lead with the best room in daylight, usually the living room or the view from the balcony. Then the kitchen, bedrooms, bathrooms, and finally the building and society. Eight to twelve good photos beat thirty blurry ones.

Always include your RERA details where they apply

If you are a registered agent, show your RERA registration number. For listings in RERA-registered projects, include the project registration number too. It builds trust and keeps your ads in line with the rules in your state.
