WhatsApp for real estate brokers: 9 habits that turn chats into site visits
For most brokers in India, WhatsApp is the real office. Enquiries come in, photos go out, site visits get fixed and token amounts get discussed, all in chat. A few simple habits make a big difference to how many of those chats turn into visits.
1. Use WhatsApp Business, not your personal app
WhatsApp Business is free. It gives you a business profile with your address, hours and website link, labels to sort chats, and quick replies for messages you send ten times a day.
2. Reply within the hour
A buyer who enquires about a flat usually enquires with two or three brokers at once. The first useful reply often wins the site visit. If you are busy, a short “Got it, sending details in 30 minutes” keeps the buyer with you.
3. Ask two questions before sending anything
Budget and preferred area, or buy versus rent. It saves you from sending a ₹2 crore villa to someone looking for a ₹60 lakh flat, and it shows the buyer you are listening.
4. Send one link, not thirty photos
A property link with all photos, price and details is easier to read and easier to forward to family. It also shows up neatly with a preview image in chat.
5. Label every chat

Labels take a second and save you from forgetting a hot buyer under fifty other chats.
6. Offer two specific visit slots
“Would Saturday 11 am or Sunday 5 pm work for a visit?” gets far more yes replies than “Let me know when you are free.”
7. Send the location pin the day before
Along with the society name, tower number and your phone number. It cuts down on the “Where are you?” calls at the gate.
8. Follow up, but with something new
“Any update?” is easy to ignore. “The owner has agreed to include the wardrobes” or “A similar flat in the same society just sold for ₹88 lakh” gives the buyer a reason to reply.
9. Ask for a review after every closing
The best time to ask is the day the keys are handed over. Send a short link and a one-line request. Reviews on your website do more for your next buyer’s trust than any ad.
