RERA basics for real estate agents: what to show on your website and ads
The Real Estate (Regulation and Development) Act, 2016, better known as RERA, changed how property is sold in India. It is mostly talked about for builders, but it applies to real estate agents too. Buyers are more aware of it every year, and showing your RERA details is one of the simplest ways to look trustworthy.
Do brokers need to register under RERA?
Yes. Under the Act, a real estate agent who facilitates the sale or purchase of units in a RERA-registered project needs to be registered with the state’s RERA authority. Each state runs its own portal, for example GujRERA in Gujarat and MahaRERA in Maharashtra. Registration is valid for a fixed period and needs renewal.
What to show on your website
- Your agent RERA registration number, in the footer or the About section.
- Your firm name and office address, matching your registration.
- For listings in registered projects, the project’s RERA registration number on that listing.
- Accurate carpet area. RERA puts carpet area at the centre of how units are described.
What to avoid in ads and listings
- Advertising units in a project that should be registered but is not.
- Promising possession dates or amenities the builder has not committed to.
- Quoting only super built-up area without making it clear.
- Asking buyers for payments outside what the agreement or builder allows.
